There are four links in total this being number 4 of 4 . I was asked not to duplicate anything however I have mentioned the road concrete spill the HOA have asked about yet again. 

Please note links 1 to 3 sent previous and todays images are below. I am available with short notice to attend . 

1/ We have a leak from the ceiling in the main living dining area.New Tables and chairs have been impacted.Its not active as I see today. I have checked to the very best of my ability but I cannot open up the ceilings or lift floors. It appears the leak is from the tray directly above the table and looking at stains appears dirty water.Needs further evaluation 

2/ Elevator is not operational.Third time this has happened.I have climbed up on top and reset previous but owner cannot be expected to perform this task.Needs further investigation as to the cause of constant failure.

3/ Solar Not working.Been fed excuse after excuse.Cannot test rest of home until this is operational. I have supplied them with all they need several times .No solar meter installed and now they state defective equipment and manufacturer hard to work with. We do not believe lightening has hit the home.The extensive damages to low voltage in the home has been caused by a voltage spike on CAT 6 to their board. only power over web items affected and we are dealing with control 4 items trying to RTM.No regular items have been hit so thats ruled out a direct strike based on that alone. Their CAT 6 side is fried. 

4/ The utility building floods in heavy rain as the grade is off and threshold is compromised

5/ HOA still making requests lights and shutters 

6/ Landscape problems . The company stated " Please look into having the maintenance company fertilize all of the plants, trees and sod. It is dire that they get fertilized ASAP. This is the bulk of the problem that the material is having. The material is a living thing- it needs food! The coontie and the azalea are not doing the best but that is largely due to being installed in full sun and fertilization. I assure you if you get True Green or Florida Finest Pest Control out there to treat all of the material you will see a huge improvement in the next couple of months. I can have one if them contact you for a quote if you would like". 

As they were maintaining the landscape so the dire comment raised concerns. We have various issues with landscape. They have been paid in full as I personally sent them a check per their demands as again they threatened to place a lien on the property.

7/ AC  the coils in the handlers are covered in builder debris and need clean. Further evaluation needed as there does not appear to be a 20 degree differential on heat and cool more than likely down to filters and coils

8/ Water pressure various locations very low and Baths drain very slow

9/ Pool automation not completed 

10/ Front door . Vendor does not accept blame for defects. A solution has to be reached Doors have been removed and sent away to be rebuilt. We have had local water remediation company look at the floor affected and the moisture levels are high and transmit to left and right of doorway. 

No Appliances have not been tested nor fire places at this time 

Crown Audio still have work to conduct 

NB recommend in light of plumbing and HVAC  elevator and solar issues licensed trades attend to resolve asap
